Letter to Homeowners
It is once again time to elect a new Board of Directors for Pualani Estates, one that will honor, recognize, and protect your rights as a homeowner. The homeowners listed below respectfully request your support to help us serve our community. State statute requires that your proxy is received by Hawaiiana by 4:30 pm March 21, so please send in your proxy by March 14 so we can be sure it is received in time. You can do this by printing out the legally valid proxy at this link, filling it out, signing and returning as indicated on the proxy.
We believe owners need greater financial responsibility from the Board of Directors. In 2021 the Board spent:

$68,028 on legal expenses, much of it suing its own homeowners over perceived violations.

$73,332 on Hawaiiana, over 3 times their base fee (total of admin, mgmt. serv. and governance).

More than $182,000 was budgeted and spent in total for 2021, more than double the $86,880 collected in association dues.
So, it is not surprising that they plan to increase your monthly dues over 50% in 2023 and 2024. To see details of these and other financial miscues from their 2022 budget documents approved by all Board members, visit this link.
We believe the Board should be more transparent in its dealings with homeowners. Board actions taken in 2021 include:

Forbidding homeowners from recording Board meetings

Ignoring requests for meeting agendas despite numerous requests to Hawaiiana for them.

Hiding HOA declaration, by-laws, and rules behind a firewall that most owners currently cannot access.

Sharing policies details only after they are approved and it is too late for owner input.

The chair of last year's annual meeting did not allow owners to vote on a motion raised from the floor.
We believe the homeowners should have a right to comment before new policies are adopted. That is why we have listed our plans here.
