Transparency
Association governing documents will be available online without any firewall. This will allow all owners, renters, and prospective buyers to see our rules. Agendas for Board meetings will be made available to all at least 1 week before the meeting. Owners will be welcome to record Board meetings so that the Board can be held responsible for what they say.
Financial Stewardship
We will reduce our legal bills by eliminating unnecessary legal hassling of owners. We will reduce our overall management costs as we will no longer pay non-owners to run our meetings and to tell owners how to care for their property
Update the HOA Declaration
The Association’s Declaration is the basic legal document which governs our Association, and it is a mess. It is close to 100 pages of legalese, mostly devoted to builder protections. It is also hopelessly outdated, listing companies that are now out of business. Most concerning are the lack of owner protections and sections that conflict with state statutes. Rewriting the Declaration will take a major effort and it must then be approved by an affirmative vote of 65% of all owners.
Pualani Ohana’s plan is to rewrite the document allowing all owners to see drafts and have input before putting it out to a vote. Because of the approval hurdle required, it is likely this process will take a year or more to complete.
Update the HOA Bylaws
The Association’s Bylaws rank just behind the Declaration in importance and are also excessively long and obsolete. Our plan is to allow all owners to see the drafts and have input before putting them out to a vote. The vote will probably coincide with the Declaration vote to keep solicitation costs manageable.
Update the DRC Rules
The Association’s Design Committee Rules and Guidelines are a document which sets forth specific rules concerning what you can and cannot do with your own home. We believe these rules can be simplified while maintaining the value, character and integrity of our community.
Speeding
We’ve waited far too long to do something about the speeding on Puapuaanui. Within a couple months of being elected we’ll ask owners to comment on specific ideas to reduce speed and then actually bring the ideas to the county for implementation.
Development of Neighboring Properties
The new Board of Directors will solicit input from owners on how they feel about neighboring developments and what should be done about it. If a consensus can be reached, an action plan will be developed and implemented.
